1. About these Terms
These Terms & Conditions explain how London Elite Painting & Decorators provides painting, decorating and property maintenance services to customers. Please read them carefully before booking a service or accepting a quote. By accepting a quote, booking a service or allowing work to begin, you agree to these terms.
These terms apply to customers in England and Wales. If anything in these terms conflicts with your legal consumer rights, your legal rights will continue to apply.
2. About Us
London Elite Painting & Decorators is a local painting, decorating and property maintenance business serving Redbridge, Ilford, East London and surrounding areas.

3. Our Services
We provide a range of property services, including interior painting, exterior painting, wall repairs, property maintenance, gardening services, pressure washing, gutter cleaning and window cleaning. We may also provide property refresh and maintenance support for landlords, rental properties and Airbnb accommodation where agreed in advance.
The exact services, scope of work, materials and price will be confirmed in writing by quote, message, email, invoice or another agreed form of communication before work begins.
4. Quotes and Bookings
Quotes are based on the information available at the time, including site visits, customer descriptions, photos, measurements and the visible condition of the property. Unless stated otherwise, quotes are valid for 14 days.
A quote is not a confirmed booking until we have accepted the job, agreed a date or start window, and confirmed any deposit or payment arrangement. We may refuse or cancel a booking where the job appears unsafe, unsuitable, outside our service area, or materially different from the information originally provided.
5. Site Visits, Photos and Hidden Conditions
For some jobs, we may provide an estimate based on photos or customer descriptions. If the actual condition of the property is different from what was shown or described, the price, timescale or scope of work may change.
We are not responsible for pre-existing defects, hidden damage, damp, mould, structural movement, rotten timber, loose plaster, defective existing paintwork, hidden pipes, hidden electrical cables or other problems that were not reasonably visible or disclosed before work began. If such issues are found, we will explain the problem and discuss the options before continuing where practical.
6. Customer Responsibilities
Customers must provide accurate information about the property and the work required. Customers are responsible for ensuring that they have permission for the work, including landlord, freeholder, managing agent, leaseholder, planning, building control or other permissions where needed.
Customers must provide safe access to the working area, parking or unloading information where available, and access to electricity, water and toilet facilities where reasonably required for the job. Customers should remove valuables, fragile items, personal belongings, pets and children from the work area before we arrive.
7. Materials, Colours and Finishes
The quote will state whether materials are included or supplied by the customer. If the customer supplies paint, cleaning products or other materials, the customer is responsible for ensuring they are suitable, unopened where necessary, and available at the start of the job.
Customers are responsible for final colour choices unless we have provided a written specification. Colours may look different due to lighting, surface type, previous paint, drying time and screen display differences. We recommend testing paint samples before larger work begins.
8. Access, Delays and Changes
Customers must make sure the property is accessible at the agreed time. If we cannot access the property or the work area is not ready, we may need to reschedule and may charge reasonable costs for wasted time or travel where this has been explained in advance.
If the customer requests additional work or changes to the original scope, we may provide a revised quote or additional charge before continuing.
9. Payment Terms
Payment terms will be confirmed in the quote or invoice. Depending on the size and type of job, we may ask for a deposit, payment for materials, staged payments or payment on completion. Deposits may be used to reserve dates, purchase materials or cover preparation costs.
Invoices should be paid by the due date shown on the invoice. If payment is late, we may pause further work, charge reasonable administrative costs where lawful, or take appropriate steps to recover unpaid amounts.
10. Consumer Cancellation Rights
If you are a consumer and your contract is made at a distance, online, by phone, email, WhatsApp, or away from our business premises, you may have a legal right to cancel within 14 days. If you ask us to start work during that cancellation period, you may have to pay a reasonable amount for work already completed, materials ordered or services already supplied. If the service has been fully completed with your express agreement during the cancellation period, you may lose the right to cancel.
To cancel, contact us by email at contact@londonelitepaintingdecorators.com or by another clear written message. This does not affect your statutory rights if the service is not carried out with reasonable care and skill.
11. Completion, Snagging and Customer Inspection
At the end of the job, customers should inspect the work as soon as reasonably possible and tell us promptly if there is a concern. Where a genuine issue with our workmanship is reported within a reasonable time, we will review it and, where appropriate, offer to correct the issue.
Small differences caused by pre-existing surfaces, hidden defects, customer-supplied materials, lighting, natural wear, weather, condensation, damp or lack of preparation outside the agreed scope may not be treated as workmanship defects.
12. Cleaning and Maintenance Service Limitations
Pressure washing, gutter cleaning, window cleaning and gardening services depend on the condition, age, safety and accessibility of the area. We may refuse to carry out work where access is unsafe, surfaces are unsuitable, weather conditions are poor, or the work may cause damage.
Pressure washing may not remove every stain, mark, oil patch, algae mark or discolouration. Gutter cleaning does not include roof repairs, gutter repairs or drainage repairs unless specifically agreed in writing.
13. Health and Safety
We may refuse or stop work if the site appears unsafe, if dangerous materials are discovered, if access is unsuitable, if there is aggressive behaviour, or if conditions create an unacceptable risk to people or property.
Customers must tell us about known risks before work starts, including fragile surfaces, asbestos concerns, unsafe electrics, gas issues, leaks, weak roofs, unstable walls, pest issues, contaminated areas or any other safety concerns.
14. Liability
Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or breach of statutory rights.
We are responsible for losses that are a foreseeable result of our breach of contract or negligence. We are not responsible for losses caused by inaccurate customer information, pre-existing defects, hidden damage, unsafe conditions, failure to obtain permission, customer-supplied unsuitable materials, or events outside our reasonable control.
For business customers, subject to the paragraph above and to the extent permitted by law, our total liability for a job will not exceed the amount paid or payable for that specific job unless otherwise agreed in writing.
15. Complaints
If you have a complaint, please contact us as soon as possible using the contact details above. Please provide your name, address, job details, photos if available, and a clear explanation of the issue. We will aim to review the matter fairly and respond within a reasonable time.
16. Website Use
The information on this website is provided for general information about our services. We try to keep the website accurate and up to date, but service availability, prices and coverage areas may change. Website content does not create a binding quote unless confirmed directly by us in writing.
17. Governing Law
These terms are governed by the laws of England and Wales. If you are a consumer, you may bring legal proceedings in the courts that apply to your place of residence where legally allowed. If you are a business customer, disputes will be subject to the courts of England and Wales unless otherwise agreed in writing.
